COVERAGE DESCRIPTIONS

Dwelling Coverage (Coverage A)

Covers the physical structure of your home — walls, roof, floors, built-in appliances, and attached structures — if damaged by a covered peril such as fire, windstorm, hail, or vandalism.

Covers detached structures on your property — garages, fences, sheds, and guest houses. Typically 10% of your dwelling coverage limit by default

Covers your belongings — furniture, electronics, clothing, appliances — if damaged or stolen, both at home and away. Actual Cash Value vs. Replacement Cost is a critical distinction here.

If your home becomes uninhabitable due to a covered loss, this pays for a hotel, rental, and increased living costs while repairs are made.

Covers your legal liability if someone is injured on your property or you accidentally damage someone else’s property. Includes attorney fees and court costs.

Pays for minor medical expenses of guests injured on your property — regardless of fault. Small limits ($1,000–$5,000) designed to prevent small injuries from becoming lawsuits.

Standard homeowners policies do NOT cover water backup from drains, sewers, or sump pumps. This endorsement adds that coverage — one of the most commonly missing protections.

High-value items — jewelry, fine art, musical instruments, collectibles — exceed standard personal property sublimits. Scheduling them individually ensures full replacement value.

Replacement Cost coverage pays to rebuild or replace at today’s prices with no depreciation deducted. ACV deducts depreciation — often leaving homeowners undercompensated at claim time.

Provides an additional 20–50% above your dwelling limit if construction costs surge after a major disaster. Essential in catastrophe-prone areas.

Some carriers exclude liability coverage for specific breeds or dog bites entirely. If you own a dog, confirm your carrier’s breed exclusions and add an endorsement if needed.

Covers buried service lines (water, electrical, gas, internet) that run from the street to your home. Repair costs can reach $5,000–$15,000 — almost never covered by standard policies.

PROOF NARRATIVE

Story: Sandra bought her home in Clarksville, Tennessee, in 2018. She chose the cheapest homeowners policy available — $1,100/yr. In 2022, her water heater failed and flooded the basement. The claim came in at $38,000. Her policy paid $21,200. The gap? Her policy was ACV, not replacement cost. Her personal property sublimit was also lower than she realized. She hadn’t reviewed her policy since closing day.

“The cheapest policy cost me $17,000 out of pocket.”

The OG Homeowners Insurance Handbook

12 Coverage Gaps Most Homeowners Don't Find Until They File a Claim

Most homeowners buy their policy at closing and never look at it again. That’s the single biggest insurance mistake you can make. Your home’s value has probably increased. Construction costs are higher. Your policy limits may not reflect any of that.

This guide walks you through the 12 coverage gaps our agents find most often — from ACV versus replacement cost to water backup exclusions to jewelry sublimits. We’ll show you what questions to ask, what numbers to check, and what riders are worth adding.

Whether you’re a first-time homeowner or you’ve had the same policy for 15 years, this handbook will help you make sure your coverage actually does what you think it does.

FAQ

What does a standard homeowners policy NOT cover?

Standard homeowners policies exclude flood, earthquake, wear and tear, mold (in most cases), sewer backup, home business liability, and normal maintenance issues. Many policies also have sublimits on jewelry, electronics, and cash. Reading the exclusions section is as important as reading the coverage section.

Replacement Cost pays the full cost to rebuild or replace your belongings at today’s prices. Actual Cash Value subtracts depreciation — meaning a 7-year-old roof might pay out a fraction of what replacement actually costs. We recommend Replacement Cost for most clients.

It depends on the source. Sudden, accidental water damage — like a burst pipe — is typically covered. Flooding from outside (storm surge, rising water, overland flooding) requires a separate flood insurance policy. Sewer backup and sump overflow also require a separate endorsement.

You need enough to rebuild your home from the ground up at current construction costs — not its market value. These numbers are different. Your agent can run a replacement cost estimator based on your home’s square footage and construction type.

Typically, no. Homeowners policies have very limited or no coverage for business equipment, business liability, or business income. If you run any business from home — even part-time — ask about a home business endorsement or a separate BOP.

Yes — and you should. Multi-policy discounts from the same carrier typically save 10–25% on one or both policies. OG Insurance HQ shops carriers that offer meaningful bundle discounts across 25 states.
