Dwelling Coverage (Coverage A)
Covers the physical structure of your home — walls, roof, floors, built-in appliances, and attached structures — if damaged by a covered peril such as fire, windstorm, hail, or vandalism.
Other Structures (Coverage B)
Covers detached structures on your property — garages, fences, sheds, and guest houses. Typically 10% of your dwelling coverage limit by default
Personal Property (Coverage C)
Covers your belongings — furniture, electronics, clothing, appliances — if damaged or stolen, both at home and away. Actual Cash Value vs. Replacement Cost is a critical distinction here.
Loss of Use / Additional Living Expenses (Coverage D)

What does a standard homeowners policy NOT cover?
Standard homeowners policies exclude flood, earthquake, wear and tear, mold (in most cases), sewer backup, home business liability, and normal maintenance issues. Many policies also have sublimits on jewelry, electronics, and cash. Reading the exclusions section is as important as reading the coverage section.
What's the difference between Replacement Cost and Actual Cash Value?
Replacement Cost pays the full cost to rebuild or replace your belongings at today’s prices. Actual Cash Value subtracts depreciation — meaning a 7-year-old roof might pay out a fraction of what replacement actually costs. We recommend Replacement Cost for most clients.
Does homeowners insurance cover water damage?
It depends on the source. Sudden, accidental water damage — like a burst pipe — is typically covered. Flooding from outside (storm surge, rising water, overland flooding) requires a separate flood insurance policy. Sewer backup and sump overflow also require a separate endorsement.
How much dwelling coverage do I need?
You need enough to rebuild your home from the ground up at current construction costs — not its market value. These numbers are different. Your agent can run a replacement cost estimator based on your home’s square footage and construction type.
Will my homeowners insurance cover my home-based business?
Typically, no. Homeowners policies have very limited or no coverage for business equipment, business liability, or business income. If you run any business from home — even part-time — ask about a home business endorsement or a separate BOP.
